Overview: The Operations and Maintenance (O&M) Program Manager is a "subject matter expert" who utilizes his/her skills to assess and provide guidance that delivers a successful facilities O&M in a large campus healthcare and educational environments. This individual is responsible for the evaluation and creation of a strategy for the optimization of performance and useful life for the campus equipment. Develop and implement a strategy for the operations and maintenance teams to operate field operations assets in the optimal fashion to minimize costs and improve the equipment operating efficiencies and life expectancy. Develop strategies and implement best operating practices to promote continuous improvement, innovation, cost control, operational readiness, reduce disruptions and deliver excellent client support. This individual will be a creative, thought leader in this area of expertise who can move and inspire the facility staff with innovative ideas; turn ideas into reality, and know and show how to replicate their success. The ideal candidate will be a driver of change, passionate about strategically creating a new O&M program for this large facility in Queens, New York, and be hyper-focused on creating an enhanced O&M model that will maintain the building equipment at peak efficiency. **Qualifications** **Qualifications:** + BS degree in Engineering, Facilities or related field + A minimum of 10 years of direct experience in facility management + A proven track record of managing and increasing building efficiency + A passion for operating a building that is a model for sustainability Job Requirements: + Conduct a comprehensive _Fresh Eyes_ analysis of the current facilities O&M Program and create a framework to improve the overall operations and maintenance of the current program + Provide the leadership and hands-on experience that guides the implementation of the Program + Able to analyze and assess site operations, assets and current PM practices to ensure a complete and reliable PM program is accurately reflected in the CMMS system + Can evaluate current SOPP's, and identify gaps that must be addressed to strengthen the program + Collaborates with the facilities team to create O&M KPI metrics to the management team; interpret data and recommend findings + Understands building system types and equipment, including client specified preventive maintenance schedules and tasks + Must be able to create and lead an O&M Gap Analysis to identify overall program enhancements. Must be able to articulate these opportunities in writing via the creation of revised or new standard processes, policies and procedures + Assess current staffing skills and identify specific training needs + Evaluate equipment PM, and identify what PM work should be completed internally versus externally by ContractorsConnect With Us!Not ready to apply?
